To get the best possible mortgage rate, make sure your credit history is healthy and accurate. Aim to raise your credit score above 750 in order to qualify for most prime loans.
If your credit score is not quite 750, focus your efforts on paying bills on time, reducing your debt balances, avoiding new inquiries and clearing negative inaccuracies from your credit profile.
It is possible to improve your credit score quite a bit over a few months.
Make sure the information on your profile is correct and fix any problems you discover. Give yourself 30-90 days for correcting inaccuracies.
Canada has two reporting companies and they don't always have the same information. If you check one cross reference with the other to make sure they are both accurate.

Make this part of your New Years resolution to do every year. It will save you money and unforseen issues in the long run. Also protects against identity theft.
We are looking for multiple Townhomes in the North West of Calgary. 2 to 3 Bedrooms, 2 Bathrooms (If possible). Quick possesion available.
Max price $325,000.
Please email, or call us so we can set up an appointment to view.
Thank you,
Jeff & Jess

Characteristics of a Good Listing Agent
Here are some of the characteristics sellers say they want in agent:
- Experience. Let new agents learn the business on somebody else's dime.
- Education. Ask about degrees and certifications.
- Honesty. Trust your intuition. Your agent should speak from the heart.
- Networking. This is a people business. Some homes sell because agents have contacted other agents.
- Negotiation skills. You want an aggressive negotiator, not somebody out to make a quick sale at your expense.
- Good communicator. Sellers say communication and availability are key.
Finally, ask for a personal guarantee. If the agent won't guarantee performance and release you from a listing upon request, don't hire that agent.

There's not much you can do for free in Calgary or anywhere for that matter. But if you are on a limited budget visitors have found creative ways to enjoy their Calgary experience without spending a dime.
- The Pathways: Calgary has over 635 km of pathways with about another 260 km of it on designated roads. Because of the sheer size of its network Calgary's pathways are the most extensive in North America. In the winter, 110 km of the main paths are cleared regularly of snow. The most use path is the one that connects downtown with Edworthy Park.
- C-Train: Riding the train within the downtown city limits is free of charge. This will get you to any of the great stores for some downtown shopping. Think of it as a free tour-bus(train) to see Calgary's downtown.
- Bow River Float: If you happen to have something to float on riding the Bow river is a great way to spend time. The Bow is shallow but don't be deceived it can take you away so swimming is not recommended. There is also a marked area behind the Calgary Zoo that is a know hazard. Be Careful!
- Eau Clair Market: Eau Clair is the most alive part of Calgary at any time of day or night. The market has great shops and is the connecting point between downtown and Prince's Island.
- TD Devonian Gardens : This was my favourite spot growing up in Calgary. On the top floor of the TD shopping centre downtown is a tropical garden. The place comes alive with plants and trees of all sorts and a small pond and stream with living coy. Because of its location it is a great spot for people to take their lunch break in nature, anytime of year.
